If the land you want to buy is for sale as hunting land does that mean you can't build on it and live there?

I see all the time hunting land for sale. Just wondered if it was limited to just hunting or if I could build a house and live on the property.If the land you want to buy is for sale as hunting land does that mean you can't build on it and live there?
In my rural area land advertised as hunting land means no utilities, no septic, no well. Also be aware there is hunting in the area. This is to warn potential buyers what to expect. It is zoned agriculture but you are allowed to build a home. It is an expensive proposition since you must pay cash for the land. Bringing in electric can cost upward 50k, septic and well another 25k, Cut in a road for a driveway another 20k

Sassy is right. Its most likely zoned agricultural. Which means you can live on it, but it probably is so far out of the way that no one has built in utilities or road access. You should look closer at the land. Some ';Hunting Land'; might be suitable for someone not interested in recreational hunting land but interested in remote homesteading.
It MAY be possible to build a house there, but generally hunting land is advertised as such because there are obstacles involved with being able to build. If the land were available as buildable, it would be advertised as such, simply because buildable land is worth more than is 'hunting land'.
If you are willing to use a septic tank and bring in your own water

It would have to be Zoned - Residential to build a home there. I'm guessing the zoning on it is probably, recreational or agricultural.
In Alaska you can!

  1. For every hunter owning a hunting land is best dream ever. A great deal of freedom and control comes with owning your own personal hunting land. If you buy the land, it is yours to control exclusively until you die or until you sell it. No one can take it away as long as you keep making the payments. It is a good investment for your money as well. However there several dowside when owning hunting land such as the amount of time and attention. Someone needs to patrol it, someone needs to work with the government on farm programs, someone needs to plant the food plots, someone needs to buy equipment and perform basic maintenance on the property, someone needs to work with timber buyers, etc.
